Types of Build

There are two types of self build you can choose from – traditional and custom. There is some overlap between the two, but the differences are what will help you decide. This will be impacted by planning and budgetary considerations.

Traditional projects involve:

  • Arranging finance
  • Researching and purchasing land
  • Designing the home with an architect 
  • Applying for planning permission
  • Appointing a team of builders and subcontractors 
  • Arranging contracts with your contractors
  • Arranging warranties, insurances and compliance testing
  • Researching and purchasing materials
  • Project management through the development, including finance and budget management
 

Custom projects involve:

  • Arranging finance
  • Reserve a plot on pre-purchased site from a developer
  • Work with the site architect to design your home
  • Deciding on your level of involvement
    • Full build, including finishing touches to your specification
    • ‘Off the shelf’ house type on your plot
    • Shell build and utilities, you arrange internal works and finishing touches
